LEGAL ADVICE

It is possible for Foreign Nationals to own any number of properties in BG however the land upon which they are built must be owned by a Bulgarian Company. The set up and running of your company in BG is one of the services we offer.

All transactions are in the Bulgarian Language together with any legal documents that are required (e.g. Title Deed). As in any legal transaction in a country that is not in your native language we advise that a full service of interpretation and translation be undertaken. Bulgaria has official translators and interpreters who are licensed to provide complete cover of the legal side of your property purchase. Their name and registration number is recorded on your Title Deeds and Company Set up.

A Notary - a government appointed lawyer - oversees the work of the buyer and sellers solicitors and formally agrees the sale usually about one month after the deposit is made.

The cost of securing your second home will include:

10% deposit to secure purchase

Solicitor and Notary fees for BG Company Set-up - 400

Government Tax for BG Company Set-up - 170

Official translation BG Company Set-up - 30

Our agency commission is 3% of the selling price or but not less than 700 euros.

Setting up of your Bulgarian company to own the land on which your property is situated to include the Bank deposit of 5000 leva to establish your company bank account (remember that this money is fully accessible after your purchase is complete) plus the legal and administration costs (non-refundable).

Cash over 8000 Leva must be declared to Bulgarian Customs at your Port of Entry. There are no costs involved but heavy fines should you not make the declaration.

Once the Preliminary Contract has been signed, and the deposit paid, we will remove the price of your property from our web site and it will appear as SOLD SUBJECT TO CONTRACT.
